An ocean view in Playas del Coco starts around $600,000 and in Tamarindo above $700,000; in San Juan del Sur a brand-new three-bedroom with an ocean-view pool is $339,000. Carrying costs are lower too — many San Juan del Sur homes have no HOA at all, against $3,600–$9,600 a year in Guanacaste.

Can foreigners own property in Nicaragua?

Yes — fee-simple deed in your own name, with the same rights as a citizen, outside restricted border and certain coastal strips. Closings typically complete in about 30 days, with buyer closing costs of roughly 5–7% all in.
