On a $300,000 home. Guanacaste property tax runs about 0.25%; Nicaraguan IBI is 1% of 80% of the cadastral value, and cadastral value is usually well under market — so the tax lines land close together while the HOA lines do not. Many San Juan del Sur homes carry no HOA at all. A Costa Rican luxury tax may also apply above roughly $250,000 of construction value. Directional bands, 2026-08.

Substantially, and the gap is widest exactly where buyers care most. An ocean view in Playas del Coco starts around $600,000 and in Tamarindo above $700,000; in San Juan del Sur a brand-new three-bedroom with an ocean-view pool is $339,000. Carrying costs are lower too — many San Juan del Sur homes have no HOA at all, against $3,600–$9,600 a year in Guanacaste.
Yes — fee-simple deed in your own name, with the same rights as a citizen, outside restricted border and certain coastal strips. Closings typically complete in about 30 days, with buyer closing costs of roughly 5–7% all in.
Travel guidance differs by country and changes — check your own government's current advice before you travel. Beyond that: a thinner flight schedule into Managua; one internationally accredited hospital, in Managua; no mortgage market, so these are cash purchases; and lower resale liquidity — a smaller pool of buyers when you come to sell.
