What we do with what you tell us

Plain version: we use it to work out whether we can actually help you, and then to help you. We do not sell it.

Who this is

What we collect

What you give us. Your name and email, and — if you fill in the Buyer's Brief — your budget band, your timeline, what you would use a property for, whether you have been to the region, how you would pay, and which other markets you are looking at. Plus whatever you choose to tell us in an email, a WhatsApp message, an Instagram message or on a call.

What arrives on its own. Which pages you looked at, where you came from, the advertising tags on the link you followed, your browser, and the country your connection appears to be in. Standard web things, through Cloudflare, who host this site.

What we do with it

Answer you, and send you what you asked for.
Work out which properties are worth showing you — including, honestly, working out when the thing you asked about is not going to work and something else would.
Decide who Christina calls, and in what order. There is one of her.
Send you the Brief and occasional notes about this market, until you tell us to stop.
Understand what people ask for in general, so the site answers it.

Automated systems, including AI

We use software, and some of it is AI, to summarise conversations, to score and sort enquiries, and to draft replies and suggested next steps. We are telling you because you should know, not because it changes much: a person reads and sends anything that reaches you. Nothing here decides anything about you on its own, and none of it is a credit check — we have no access to your finances beyond what you type into a form.

Calls

We may record calls so we can follow up properly and so nothing gets lost between a conversation and an offer. If we do, we will say so at the start of the call and ask. You can say no and the call carries on exactly as it would have. If you say yes, the recording and a written summary are used for the purposes above.

Who else sees it

Service providers who make this work — hosting and the database (Cloudflare), email delivery, and the AI services used for the summarising and drafting described above. If you message us on WhatsApp or Instagram, Meta handles that message under their own terms, not ours. Where a purchase goes ahead, the people it requires: the seller's agent, an attorney, a notary.

We do not sell your details and we do not rent our list to anybody.

Where it lives, and for how long

On Cloudflare's network. We are in Nicaragua and you very likely are not, so your information crosses borders to reach us — unavoidable in dealing with an agent in another country. We keep enquiry records while there is a live conversation and for a reasonable period after, because property purchases restart years later more often than you would think.

What you can ask for

Any of these, by email, and we will do it rather than argue about which law applies to you:

Stop emailing me. (Also the unsubscribe link on anything we send.)
Tell me what you hold about me.
Correct it.
Delete it — and we will, except where we have to keep a record of an actual transaction.
Don't record my calls. (Or just say so on the call.)

Children

This is not for anyone under 18 and we do not knowingly collect anything from them.

Changes

If this changes materially we will date it again and say what changed. This version: 30 August 2026.
